New York City Rental Checklist

The guide below has been assembled to help you prepare for when proceeding with a rental of your choice. Most New York City landlords require that you earn upto 42x the annual rental in yearly income in addition below are additional items that you will need to expedite your rental application without hassle.

Proof of income

  • Employer Verification Letter - On company letterhead
  • Start date
  • Title
  • Salary
  • Housing allowance, if any

  • Recent Pay Stubs
  • Last Year's Tax Returns
  • Copy of Driver's License or passport
  • Credit Application Information:

  • EmployerBankerAccountant
  • Previous LandlordsGuarantor (If income does not qualify for 42x)
  • Most Recent Bank Statement
Money

  • First month's rent
  • Last month's rent
  • One Month Security deposit (Security deposit depends on credit check and income etc)
  • Application fee ($50 - $200) per applicant
  • Brokerage fee (15% of the annual rent) if applicable,
  • Employees of Affiliate corporations recieve a discount of 1.5% (13.5%)

    Rent & Security are due,in the form of two certified checks, at lease signing.
    If you do not have a bank account established here, you may choose to bring travelers checks or arrange for a fund wire transfer to an appropriate account in Manhattan

  • Consider the proximity to your workplace and other amenities that are important to you - including schools, transport, shops etc.

Checklist

Calculate how much monthly rent you would like to pay. Please remember that there is a security deposit which needs to be paid and there may be other charges payable upon the commencement of your rental agreement.
